Properly installed asphalt pavement can last for many years, as long as it is properly maintained. Experts recommend asphalt sealcoating every other year for optimal pavement protection. For beautification purposes, many of our clients choose to have MH Greeson Paving reseal their asphalt parking lots and driveways annually. How often you sealcoat your parking lot, driveway or other asphalt area is entirely up to you. When you do decide to have your asphalt sealcoated, the process will entail seven relatively simple steps.
Before anything else, access to the parking lot must be blocked. After that, everything must be removed from the asphalt surface. This means vehicles, of course, but other stuff must be removed, as well. If dirt and debris are allowed to remain, the new sealcoating will not properly adhere. Leaves, litter and debris can be swept, brushed or blown away. Water is not recommended, because it will impede the progress of the resealing process. Remember to shut off any automated sprinkler systems that are nearby.
Chemical spills and oil stains must be completely covered with a special asphalt primer. This step is non-negotiable, as new sealant will not stick to an oily or chemically contaminated surface. Cracks and asphalt failures should be corrected prior to resealing. Patching and filling cracks may take some time, but the end results are worth the effort. Once the surface is swept and patches are cured, application of sealant may begin. Two coats (with drying time between) are appropriate for most Georgia locations. Once the asphalt is cured, lines and traffic markers may be reapplied. When they’re dry, you may start using your parking lot again.
