If you know the square footage of your pavement and the number of coats you need, virtually any contractor with experience in asphalt maintenance can give you a rough estimate for your sealcoating job without ever seeing your property. However, sealcoating contractors know that an estimate based on the pavement area alone is just a starting point. There are other factors that must be considered when asphalt contractors calculate the total cost of a sealcoating job.
What Are the Cost Factors for Asphalt Sealcoating?
There are several considerations that asphalt sealcoating and paving companies must evaluate before making a firm bid on a sealcoating job. Most of these factors cannot be adequately assessed unless the contractor makes a visit to the site.
• The condition of the pavement is extremely important when preparing a quote for sealcoating. Sealants should never be applied to asphalt pavement before the damaged areas are repaired. Many asphalt paving companies offer repairs as well as sealcoating, so if the contractor is including repairs in his quote, his bid will be higher than a bid from a contractor who only applies sealcoating.
• The complexity of the work can affect the price. For example, it is less complicated to apply sealant to the open expanse of a parking lot than it is to apply sealant to a narrow street that winds its way up a steep slope and is bordered by mature trees or stone walls that are very close to the pavement.
• Mobilization costs are the expenses incurred by asphalt contractors to move workers and equipment to the job site. The greater the distance traveled, the higher the mobilization costs. In addition, if the work requires more than one day, it may be necessary for the contractor to include the costs of multiple mobilizations.
• Sealants are available in various formulas, and not all of them are of the same quality. Like most materials, products of superior quality usually cost more. Furthermore, prices for sealants and the other ingredients contained in the sealcoating mix can fluctuate, frequently rising and falling multiple times throughout the year.
• Many paving companies who also apply sealcoating automatically include certain additives in their sealant mix, and they may not charge extra for these additives. For example, some asphalt paving contractors prefer including an additive to help keep the sand evenly distributed throughout the sealcoating mix, and since this is part of their normal recipe, their quotes may not reflect an upcharge for the additive. However, if an additive is needed for a specific purpose, it will likely result in an increased cost. If your pavement is densely shaded, for example, most sealcoating contractors find that the results are better if they incorporate an additive to expedite the curing process.
• The work required to prepare the pavement for sealcoating can also impact costs. If the contractor’s crew must trim encroaching vegetation, remove piles of caked-on mud, clean numerous oil spills or perform other labor-intensive tasks before they can begin work, the cost of the job may increase.
