Businesses are required to comply with Americans with Disabilities Act (ADA) guidelines related to providing handicapped parking for patrons. Unfortunately, many business owners are unfamiliar with these guidelines. Getting to know more about parking lot requirements prior to having a lot paved can help commercial property owners and managers avoid hefty fines for ADA violations.
The ADA Design Guide informs commercial property owners that they must provide handicapped spaces that are made accessible to people who have a disability. This means that the spaces must be available and that barriers must be removed in order to clear the way for easy access.
Accessible parking spaces provide room for wheelchairs to fit next to a vehicle by including a 60-inch space that forms an aisle. These spaces should be clearly identified with appropriate signage above the space and on the asphalt.
Van-accessible spaces are also a requirement in commercial parking lots. At least one space must fall under this category, patient and one out of every eight spaces should be a van-accessible space. These spaces offer a 96-inch space next to the vehicle to accommodate wheelchair lifts, clearance above the space if it is located in a covered parking lot and signage that makes it clear that the space is accessible for vans.
The number of handicapped spaces needed in a parking lot depends upon the total number of spaces in a lot. All commercial parking lots must have at least one van-accessible space. Standard handicapped parking spaces are required if the lot includes at least 26 parking spaces. Large parking lots with 501 or more spaces must have a 2 percent concentration of handicapped spaces.
