Sealer should not make your pavement slippery. Granted, sealants are slippery for a few hours after they are first applied, but since you should not allow anyone to walk or drive on wet sealant, this would not be an issue for you. However, the sealant must be properly mixed to prevent it from making the asphalt slippery.
Each manufacturer can specify how much water, sand, and additives should be added to each type of sealant to ensure proper quality. If the contractor mixes the sealant according to manufacturers’ specifications, the sealcoating job should be durable, and the pavement should not be slippery.
Not all contractors, however, follow the manufacturer’s instructions.
• Some contractors try to make the parking lot sealer go farther by adding more water. This reduces the amount of sand that can be included as well as making the sealant too thin to provide adequate coverage.
• Some contractors omit sand, believing it to be optional. If the manufacturer states that sand should be added, it is definitely not optional!
• Some asphalt contractors fail to realize that every product can have different mix requirements. They (or their crew) may memorize the ratio for the most-used type and then use the same recipe for all sealants.
• Some contractors overlook the other benefits of sand in the sealant, such as reducing glare and enhancing appearance by helping to conceal minor imperfections.
