Property Management: How to Plan For Sealcoating

As a property manager, you know that there are some tasks that you can delegate, but there are other tasks that require your personal attention. If you are planning to have sealcoating applied to your asphalt pavement, your involvement can help ensure that everything goes smoothly, nothing will negatively impact the quality of the work and your area will be able to be reopened as quickly as possible. The following tips can help get everything ready for your sealcoating application.

Property Management: How to Plan For Sealcoating | Work Closely With Your Contractor

When your sealcoating contractor arrives to provide you with a quote on your project, be sure that you make the time to meet with him. Here are some points that will need to be covered in this initial meeting.

• Cracks, alligatored areas and potholes will need to be repaired before sealant is applied. Without proper repairs, having your pavement sealed is basically throwing money out the window; the sealant will disappear in as little as a few weeks. Ask your contractor whether he can handle the repairs. Some asphalt sealcoating professionals only apply sealant, so either look for a contractor who can handle the entire job or plan to schedule someone to make the repairs before your sealcoating contractor is scheduled to perform the application.
• Ask your contractor to explain anything that you do not fully understand. For example, if he recommends a particular brand of sealant, ask him to explain the advantages as well as the difference in cost. Ask him to explain the difference between the drying time and curing time. Your asphalt company representative should be able to answer any question you might have about the sealant mix, the method of application and his plan to control access to the work area.
• If the area to be sealed is large, the work may need to be performed on one section at a time. Ask your contractor for a diagram or sketch that shows when the work will be done on each section.

Work Closely With Your Tenants and Employees

If you want to minimize the disruption to your tenants and employees, be sure that you communicate your plans to them.

• If the area to be sealed is a parking lot, you will need to devise a plan for alternative parking. If the project is going to be performed by sections, the alternative parking may change daily. Several days before work is scheduled to start, send your tenants a letter and enclose a diagram of the work plan. A memo and the diagram may suffice for your employees. Explain what everyone needs to do to make the work go smoothly; for example, they may need to park in alternative areas, ensure that no vehicles are left in the lot overnight or use an alternative access gate.
• If the weather takes a turn for the worse or another unforeseen event forces a delay, be sure to communicate the changes to your tenants and employees.

With proper communication and adequate preparation, your sealcoating project will be completed quickly and easily. This will allow you to reopen the area and end the confusion for your tenants, guests, employees and customers.
