Sealcoating is an extremely effective and economical treatment that can add many beautiful years to the life of an asphalt pavement. However, sealcoating do not last forever, so your contractor will need to apply a fresh coat every two or three years. As you might imagine, your contractor will need to close the work area to traffic while the application is in progress. The area will need to remain closed to pedestrians for a few hours and to vehicles for roughly 24 hours. For some customers, this means that they may need to close their business during this time.
Are There Ways to Avoid Closing My Business for Sealcoating?
Asphalt maintenance contractors understand why businesses dislike closing their doors for sealcoating. It could inconvenience customers, disrupt deliveries and shipments, and annoy tenants, employees, or clients. Therefore, whenever possible, Marietta sealcoating contractors look for ways to perform the job without requiring customers to close their doors.
1. When sealcoating parking lots, it may be feasible for the contractor to perform the work piecemeal. That is, asphalt sealcoating contractors can divide parking lots into sections for their employees to complete separately. Workers close one or more sections, apply the parking lot sealcoating, then reopen the sections once the sealant cures. This allows you to keep part of your parking lot open throughout your normal business hours. Your parking lot will need to have two or more access points to ensure that one is open at all times. One drawback to this approach is that your asphalt sealcoating contractor may need more time to complete your entire job. The additional time may require the contractor to move his equipment and workers more than once, potentially increasing your cost.
2. Sealcoating companies frequently schedule jobs for times when the customer already plans to be closed. For example, you may close your business for certain holidays, or you may not be open on weekends. Therefore, your asphalt parking lot sealcoating contractor might be able to perform your work on a weekend or holiday. However, it is seldom a good idea to sealcoat at night, especially considering the humidity levels in North Georgia.
If I Must Close My Business, Are There Ways to Shorten the Time?
You will need to discuss the matter with your asphalt sealcoating professional, but there are possible ways to shorten the time.
1. If your pavement has significant cracks, potholes, or alligator cracking, have your paving contractor repair the damage in advance. Trustworthy sealcoating companies will never attempt to apply a sealant over these types of damage. The sealant would simply drain into the openings without closing them.
2. Communicate with your employees or tenants about where they should park while your contractor is sealing your pavement. Whether they drive a personal or company vehicle, remind them to move them before your contractor is due.
3. Contractors should not attempt to apply sealcoating to a wet pavement. If you have a sprinkler system, turn it off the day before your contractor will begin work. Leave the system off for at least 24 hours after your contractor completes your work.
4. Workers will need access to all areas to apply your sealcoating. If you have areas that are behind locked gates or secured fences, you might consider unlocking them before your contractor arrives. If this is impossible, at least ensure that your contractor has the contact number for the keyholder to avoid delays. Be sure to let the keyholder know that the contractor will be calling for access.
