Water has Seeped Beneath Your Asphalt Parking Lot
Water is your asphalt pavement’s worst enemy if it can find a way to get under pavement. Your pavement and the traffic driving across it are supported by a base and sub-base that give the asphalt its strength and resiliency. If this support is compromised by water erosion, your pavement can begin to crack and potholes can form. Having cracks repaired promptly can help prevent water infiltration and prolong your pavement’s life.
The Sun has Noticeably Lightened the Color
The sun’s rays can play havoc with asphalt pavement in two ways — they fade its color and they rob its moisture. If your pavement has turned gray, it is likely being dried out as well, which will make it turn brittle and crumbly. Sealcoating can block most of the harmful rays to protect asphalt pavement’s color and moisture level. Sealcoating should be applied during the pavement’s first year, with periodic reapplications that are based on your lot’s usage.
Unsightly Stains have Appeared
Although staining can sometimes result from not removing piles of leaves or trash promptly, it is usually caused by vehicles that have leaked brake fluid, oil, power steering fluid or other liquids. Sealcoating can give you a bit more time to remove these types of spills, but they will eventually penetrate the sealant and reach the asphalt. When this happens, these liquids will cause the bonds holding the asphalt together to decay.
Interconnected Cracks have Developed
If the pattern formed by the cracks is reminiscent of alligator skin, your pavement is likely suffering from — you guessed it — alligator cracking. This is usually a sign that water penetration has resulted in damage to the base or sub-base. These cracks will continue to worsen, and if they have not already appeared, you can expect potholes to arrive soon.
